Application Procedure
SCREENING GUIDELINES
1. COMPLETE APPLICATION FROM EACH ADULT IS REQUIRED.
Management reserves the right to reject any application that is incomplete, falsified or does not meet the following criteria. The unit will be available until the first qualified applicant(s) sign the lease. Applications will be processed in the order received.
2. OCCUPANCY: One-bedroom apartments are limited to a maximum of two (2) people, two-bedroom apartments four (4) people, three-bedroom six (6) people, four-bedroom eight (8) people. No more than 4 unrelated adults over the age of 18 in any apartment.
3. RENTAL HISTORY: Minimum of 3 years non-related rental history required. In absence of sufficient housing history, a qualified cosigner may be required. (home mortgage payments acceptable in absence of rental housing history).
Rental history must show a record of timely rental payments, of abiding by lease rules, of not disturbing neighbors, and show respect for the property.
NO person will be accepted that within 3 years has had a court ordered eviction.

4. CREDIT HISTORY:
We require a credit score in the 600 range. Credit reports shall reflect a habit of prompt payments of debts and no unsatisfied judgments. Absence of a credit history or in the case of poor credit history a qualified cosigner may be required.
A judgement against you for financial delinquency to a landlord is grounds for denial of your application. Medical bills are excluded.
5. CRIMINAL BACKGROUND CHECKS WILL BE RUN ON ALL ADULT APPLICANTS.
No person will be accepted for residency that, within the last 3 years has been convicted of:
Disturbance of neighbor. Violence to persons or destruction of property
A drug related crime. Manufacture or distribution of controlled substance
6. INCOME: Income requirements are 3 times the rent. (Gross income)
7. COSIGNERS: IF NEEDED Shall qualify by virtue of credit references and a record of timely payment of depts, and adequate income. All cosigners must fill out an application and sign a Guarantee of Apartment Lease. and must qualify themselves to cover monthly rent.
8. COPY OF DRIVERS LICENSE: front and back of each applicant who will be on the lease is to be attached with application.
